Commercial cleaning programs for Ontario facilities.

Six programs, each scoped to a different kind of building. Every one is delivered the same way: a written task-by-frequency matrix, a fixed monthly price, and a supervisor inspection every month that you receive a copy of.

Program 01

Office & professional space

Nightly janitorial for corporate offices, law and accounting firms, clinics-adjacent admin space and professional suites — with optional day porter coverage for buildings where the lobby has to look presentable at 2pm, not just at 7am.

Office contracts fail for predictable reasons: washrooms that run out of supplies before noon, glass that nobody owns, and carpet edges that never get vacuumed because the crew is rushing. We scope those explicitly — supply par levels, glass frequency, edge-and-corner detail — so they are somebody's documented responsibility rather than a complaint you have to make.

In Ontario, the other predictable failure is winter. Salt and slush destroy entry flooring and create slip risk in your lobby from November through April. Every office program includes daily matting service and salt residue removal in those months, plus a neutralizer wash in spring to lift the white haze salt leaves behind on hard floors.

Day porter coverage is priced separately so you can add or drop it without renegotiating the whole contract — typically four to eight hours a day covering lobby presentation, washroom checks, kitchen resets and boardroom turnover between meetings.

Program 02

Medical, dental & clinics

Clinical cleaning where the protocol is written down, the products are Health Canada DIN-registered, and the logs exist before your inspector asks for them.

The single biggest risk in clinical space is cross-contamination between treatment and administrative areas. We run colour-coded microfibre — a separate colour for operatories, washrooms, and admin — so a cloth used in a treatment room physically cannot end up on a reception desk. Crews are trained on the system, not just told about it.

Every disinfectant we use in clinical space carries a Health Canada DIN and is applied at its labelled contact time. Dwell times are logged, SDS binders stay on site under WHMIS 2015, and all staff complete bloodborne pathogen and biomedical waste awareness training before they are assigned to a clinic.

Because clinical staff handle patient records, every Varo employee assigned to a medical site signs a PHIPA confidentiality agreement and completes a criminal record check. For multi-site groups we assign the same crew across locations so protocol does not drift between your clinics.

Program 03

Industrial & warehouse

Machine floor care for open warehouse space, plus the office, lunchroom and change room service that usually gets split across two vendors — on one contract and one invoice.

Warehouse floors are a machine job. We run ride-on and walk-behind scrubbers sized to your aisle width, and we scope the areas most contracts quietly exclude: dock aprons, rack lines, battery charging areas and the degreasing those need. If your current vendor keeps calling the dock "out of scope," that is a scoping failure, not a pricing one.

Industrial sites also run on shifts, so cleaning has to fit around production rather than the other way around. We align crews to your shift changes and can work split schedules where the plant never fully stops.

Change rooms, showers and lunchrooms are where employee complaints actually originate. Those get daily service with the same documented standard as the office areas, not a weekly pass.

Program 04

Retail & multi-tenant

Common areas, corridors and storefront presentation for plazas, strip malls and multi-tenant buildings — scheduled so your customers never see a cleaning cart.

Retail cleaning is judged on the first three metres. Entry glass, matting and the floor just inside the door decide whether a space reads as looked-after. Those get daily attention with a documented standard, not a weekly wipe.

For multi-tenant buildings, common area cleaning is a cost you recover from tenants, which means it needs to be defensible. Our scope document itemizes exactly what common area service covers, so CAM charges are backed by a written standard when a tenant questions them.

Ontario winters hit retail entries hardest. Winter matting programs, salt removal and slip prevention in vestibules are scoped into the contract from November, and we increase entry frequency during storm weeks rather than treating it as an extra.

Program 05

Schools & childcare

Classroom, cafeteria and gym cleaning on a documented touchpoint rotation, with staff cleared to work around children and products cleared for occupied spaces.

Every Varo employee assigned to a school or childcare site completes a vulnerable sector check in addition to a standard criminal record check, and is badged before first shift. Nobody works unbadged, and no substitutions happen without the site being told.

Product selection changes in occupied educational space. We use disinfectants cleared for use around children, applied outside occupancy hours where contact times require it, and we document the rotation so you can show a parent council or a board inspector exactly what gets disinfected and how often.

Summer is when the real work happens. Strip-and-wax, full carpet extraction, gym floor refinishing and deep cleaning of cafeterias are scheduled into the contract calendar in advance, so the building is ready before staff return — not scrambled in the last week of August.

Program 06

Post-construction & turnover

Three-phase construction cleaning scheduled against the general contractor's deficiency list, plus tenant turnover cleans between leases.

Post-construction is a project, not a contract, and it fails when it is booked as one clean instead of three. We run a rough clean once trades are substantially out, a final clean after deficiencies are addressed, and a touch-up immediately before handover — because a building cleaned once and then walked through by twelve trades is not a clean building.

The detail work is what occupancy inspections catch: adhesive residue, grout haze, paint overspray, stickers on glazing and fixtures, and dust that has settled in window channels and vent faces. That is scoped explicitly rather than assumed.

For tenant turnover between leases, we work to the same standard on a compressed timeline so the unit can be shown or occupied without a re-clean. Quoted per project, not per square foot per month.

What facility managers ask us first.

How much does commercial cleaning cost in Ontario?
Most office contracts land between $0.10 and $0.20 per square foot per month at five cleanings a week, before HST. Medical and clinical space runs higher because of protocol and product requirements; open industrial floor runs lower per square foot. Our minimum contract is $425 a month. Are your cleaners employees or subcontractors?
Every Varo cleaner is a T4 employee on our payroll, criminal record checked, uniformed and badged. We do not subcontract. That matters for your liability: with a subcontracted crew, a workplace injury in your building can become your problem.
Can you provide a WSIB clearance certificate and proof of insurance?
Yes. We carry $5M commercial general liability plus full WSIB coverage, and issue a certificate of insurance and a current WSIB clearance certificate to your property manager within 24 hours of request.
Do you clean outside business hours?
Most of our work is done after hours or before opening. We schedule around your access windows, alarm codes and tenant hours, and can align crews to shift changes for industrial sites.
What areas of Ontario do you serve?
